How this is worked out
The estimate combines a typical solicitor legal fee for the price band, VAT at 20% on that fee, the usual searches and disbursements for the transaction, and — when buying — the official HM Land Registry fee for the price. Leasehold work and acting for a mortgage lender add to the legal fee, and each element is shown as a range because quotes differ between firms.
Worked example
- Buying a £300,000 freehold house
- With a mortgage
- Legal fee £1,100 to £1,900 plus VAT
- Searches and disbursements £290 to £530
- HM Land Registry fee £150 (Scale 1, electronic transfer of whole)
1,100 + 220 + 290 + 150 up to 1,900 + 380 + 530 + 150
£1,760 to £2,960
Assumptions and limits
- This is an estimate, not a quote. Actual solicitor fees vary with the property, the firm and how complicated the transaction turns out to be.
- Legal fee and disbursement ranges are typical market figures for residential conveyancing in England and Wales; the HM Land Registry fee is the official Scale 1 fee for an electronic transfer of whole, so a paper application costs more.
- Leasehold adds landlord and managing agent charges, which vary widely and can exceed the range shown.
- Stamp Duty Land Tax, mortgage arrangement fees, survey fees and removals are not included.
